THE STORY

Five storiesin one house.

The three dalmatians gave the house its name: they lived here — in this very apartment. One is no longer with us, but the other two are still close by, on the same block. Their portraits, in green and red wooden frames, will welcome you from the walls. Three rabbits that greet you in the morning, the budgerigars in the courtyard, the silent aquascape in the bedroom, a library of hundreds of books, a collection of minerals.

It isn't an apartment. It's a house with a story of its own.

WHO COMES TO US

The people who feel at home here.

We don't promise the house works for everyone. It works very well for certain ways of travelling. Below, the four kinds of guests who come back to us most often — and what they find here that's often missing elsewhere.

Families with children

Children feel at home straight away.

In the garden, three free-roaming rabbits that let themselves be stroked. A big, silent aquarium to watch for ages. The budgerigars in the courtyard, chirping away. A little library to read from, paper and corners for drawing. A TV with Sky Kids and Netflix for the hottest afternoons. The pedestrian centre is 100 metres from the door — children can walk there without taking the car. It isn't a hotel room where children get bored after ten minutes: it's a house with things to discover in every room.

Larger families · several generations together

Sleeps six, under one roof.

Two double bedrooms and two sofa beds in the living room: grandparents, parents and children can all stay, or two families travelling together. The big living-room table seats everyone for dinner; the garden and the historic centre are a few steps away. For anyone who wants the feeling of a shared holiday — the kind where you meet at breakfast, head off each at your own pace, and come together again at dinner — this house is made for it. There is just one bathroom: with six it isn't always smooth, but many of our guests come back anyway, because being together matters more than splitting up into two separate apartments.

Groups of friends · weekends, events, weddings

Six friends, one house, one weekend.

Young people come who want to be together — a birthday, a hen do, a wedding nearby. Groups of women, or old friends, come too, organising a weekend all together. Sleeps six, a single key, the garden and the centre five minutes away. It's an alternative to six separate hotel rooms — more intimate, and at a far lower cost per person.

Travellers heading north–south · even a single night

They stop to sleep — and come back the next year.

Often families with children passing along the A14, between northern Italy and the south, or between the Adriatic and Rome. They arrive late in the evening and leave the next morning: a single night, not a real holiday. And yet many of them have become regular guests — because even for one night, the difference between an anonymous room facing a car park and a house with a garden, rabbits and a space of your own is something you feel. We accept bookings for a single night too: just write to us.

    A 110 m² garden

    Palms, a terracotta amphora, two sun loungers, deep shade. Private — reached only from your own house.

    Floor-to-ceiling windows · in every room

    Each of the three main rooms has a large floor-to-ceiling window onto the garden. With the curtains open, the green comes inside — you live with the garden, not beside it.

  3. 03

    Three free-roaming rabbits

    They live in the garden and have their own wrought-iron house. In the morning they come close for a stroke.

  4. 04

    The aquascape

    A large planted aquarium in the Takashi Amano style. It turns itself on and off, in time with the house.

    The dalmatian portraits

    In green and red wooden frames, on the walls. One of them is no longer with us; the other two still live close by, on the same block.

    A family library

    Hundreds of books — Italian fiction, crime, manuals, classics. In the living room and the second bedroom.

    A wunderkammer of minerals

    Amethysts, citrines, mauve agates, geodes. In acrylic cases along the walls.

    A stone façade

    Exposed masonry, ivy left to grow free. At the far end of the garden, in the quiet corner, a wooden heart full of stones — a little collection grown over the years.

    A house that stays naturally cool

    Thick walls, the garden's shade, a sheltered aspect. Even on the hottest August days the house stays cool for a long time — often the air conditioning isn't even needed.

  1. You travel with animals

    Dogs, cats, more than one — you're welcome, with no supplement. We've hosted groups with three dogs, perfectly at ease. We love our guests' pets.

  2. There are a lot of you

    Sleeps six: two bedrooms and two sofa beds in the living room. Ideal for larger families or groups of friends who want to stay together, without splitting up across apartments.

  3. You want the centre, without the noise

    100 metres from the pedestrian centre, 900 metres to the seafront and Molo Sud, ten minutes on foot. But the windows look onto our private garden, not the street. The centre is at the door; the quiet is inside.

  4. A garden reached only by you

    The only door onto the garden is your own house's — no neighbour can come in. The neighbours have balconies overlooking it from above: they'll see you pass, but the garden stays yours for the whole holiday, with no sharing.

  5. You want a home, not a hotel

    Books to read, a collection of minerals to look at, a TV with Sky and Netflix, the silent aquarium, the rabbits in the garden. The kind of atmosphere you remember afterwards, not the kind you forget at once.

  6. You're fond of animals

    Three free-roaming rabbits that come close for a stroke, the budgerigars in the courtyard, the big aquarium in the bedroom. It works for children, of course — but it's mostly the adults (and the men, oddly enough) who can't stop watching them.

TRANSPARENCY

What we tell youbeforehand.

Our house isn't perfect for everyone — and that's a good thing. Read these lines before you book: for us, hospitality begins with honesty.

  1. Three rabbits live in the garden

    Free on the lawn. They have their own wrought-iron house, but they stay outdoors. They come close to guests, especially in the morning. If the rabbits bother you, or if you're allergic, this house is probably not for you.

  2. No blackout shutters

    The windows are floor-to-ceiling, the full width of the wall: the light comes in strong in the morning. If you need total darkness to sleep, consider elsewhere.

  3. A kitchenette, not a kitchen

    Two burners, microwave, kettle, coffee machine. Perfect for breakfast and light dinners. It isn't a kitchen for Easter lunches.

  4. Three steps between the levels

    The house isn't entirely on one level. If you have mobility difficulties, let us know and we'll tell you the details.

  5. Parking in the blue zone

    There's no private parking space. Via Risorgimento is a paid blue zone (€1.50/h). We'll point you to the nearest free car parks.
