ARRIVING AND LEAVING

Your arrivalPersonal check-in 15:00–20:00 · ID for every guest · €60 deposit in cash.

We welcome you in person, from 15:00 to 20:00. Let us know your time over WhatsApp and then, once you're on the road, send us another message about an hour before you actually arrive — traffic, late trains and unpredictable stops easily shift the time by an hour or two, so that way we really know when to be at the door. Just one thing to prepare in advance: ID for every guest, not only the person booking — it's a legal requirement for all accommodation in Italy (details below).

    ID for every guest · best in advance

    By law, every guest must be registered (not only the person booking) within a few hours of arrival, on three separate portals: the State Police (Alloggiati Web), the Comune di San Benedetto del Tronto, and the Marche Region. The deadlines are especially tight for single-night stays — registration has to happen before the guest leaves again. It isn't a rule of ours: it's an obligation for every holiday home in Italy. The simplest thing is to send us a photo of each guest's ID (passport or identity card, including for minors) over WhatsApp in the days before check-in — that way, on arrival, we go straight to showing you the house. Alternatively: have photocopies ready to bring to check-in.

    Let us know your arrival time

    When you're on the road, send a WhatsApp with your estimated arrival time. Even a wide margin ("around 6") is fine.

  3. 03

    A second message about an hour before

    When you're genuinely on your way — about an hour of driving left — send us another message. The real margin is what counts: it means we're at the door when you arrive.

    If you arrive late · what works for everyone

    Arriving in person is lovely when it works, but we want to be clear about timings so no one is left in the dark. Up to 20:00 is the standard slot. Between 20:00 and 22:30 we still welcome you — just give us a fairly precise time (e.g. "22:15", not "after 22:00") and keep to it. After 22:30 we can't guarantee being at the door: in that case we arrange a self check-in — we leave the keys in an agreed place, you let yourselves in whenever you arrive (even at one in the morning), and the next morning we come by to show you the house calmly, in daylight. It's a solution that works very well, and it spares you arriving exhausted knowing nothing, and us waiting at the door with no idea of the time.

    Risorgimento 43 · pull up outside

    Many of our guests prefer to pull up outside the house first to unload the luggage (and sometimes children or older relatives), and then look for parking at their own pace. The street is in the blue zone — below you'll find a map of the nearby free car parks and the paid ones.

    Handing over the keys

    We welcome you in person, show you the house, and answer anything you need. Average time: 15 minutes.

  7. 07

    €60 deposit

    At check-in we ask for €60 in cash as a security deposit. Refunded by PayPal or bank transfer within 7 days of departure, provided nothing is broken. For our regular guests we usually don't ask for the deposit.

  8. 08

    Tourist tax

    At check-in we also collect the municipal tourist tax: €1.00 per person per night (since 2025 it's charged all year round, not only in summer). This tax is NOT included in the Booking invoice or those of the other portals — we pay it directly to the Comune. We tell you the exact amount on arrival, in cash.

The red dot is the house, at Via Risorgimento 43. The numbered pins are the nearest car parks: free zones in orange, the blue zone in front of the house in dark pink.
